A successful holiday home in Devon

This private owner of the AirBNB in Braunton contacted us to design their holiday home. This was after not getting the design they wanted from their architect. We arrived on site to find half of the house at the back demolished as the work was underway to extend the kitchen!

Time was of the essence as the contractors were on site. We quicky reworked the plans and opened up the kitchen to benefit from the natural light. Being a north facing room this was key. A new shower room was also created that was accessed of the main hall. A luxurious high quality Hans Grohe shower was installed. The shower is was convenient for the living room at the front which doubles up as a 3rd bedroom when needed via a sofabed.

Victorian tiling featured in the hallway. However the original tiling was damaged so we refurbished it in keeping with the original look and feel.

Upstairs a completely new bathroom was installed. We used lovely brick-bonded tiling in limestone – giving it a spa like feel.

We maximised the space in this house by using a king size bed in the smaller bedroom. We also borrowed some space from the larger bedroom next door to create a sleek built in wardrobe.

In the second larger bedroom we decided on a triple bunk and single bed which maximises the capacity so that this terrace house actually sleeps 8!

Turnkey Service

This project was turn key – we delivered the whole interior scheme in CAD giving the builders the exact layout and elevational details. We provided visuals and specified and procured all the finishes and furniture. Custom window blinds were also specified and installed by us. Since the clients were not nearby we took all the delivery of furniture and furnishings as well as staged the final holiday home. This included the garden furniture and plants too!

How Genie the Robot is Delivering More than Face Value to Cornwall Housing in 2023

Using Voice and Touch Commands plus Video Links to Deliver a Range of Services

A residential care home Anvil Court in Camelford is the latest site to get a GenieHub through Independent Living part of Cornwall Housing. The GenieHub features a first generation robot called Genie developed by Bristol based Service Robotics.

Touch and Voice Command

Genie uses voice and touch commands and is able to provide a range of services on this platform. These range from medical assistance and social care to logging housing issues. Genie is able to help remind users to take their meds for example and will also in future be able to enable appointments using the video link to health practitioners. A calendar is available where you are able to set reminders for things such as private appointments.

Combatting Loneliness

Originally developed to combat loneliness Genie has the ability to recognise the mood of people through capturing several people and aggregating their expressions. It can also start a conversation and notice if you haven’t interacted with it for say 1 hour – it would for example offer to play a game with you.

Security is of utmost concern so it isn’t connected to the internet all the time unlike Alexa.

Genie Hubs

The GenieHub is a small private room where residents are able to login to their profile with Genie and interact with a Cornwall Housing companion using a video link to gain assistance. Eventually the plan would be to have these installed in private rooms and houses to help people gain virtual assistance through their own private Genie. It’s designed to be very simple to use so that older people who are not used to using smart phones are able to navigate it.

The efficiencies it brings are enormous when you look at the number of in person appointments that could be transformed by using this technology it is really encouraging. This would mean a significant carbon footprint reduction as well as savings in cost and resources. In person appointments would then be used where they are needed most particularly needed in health and social care. Genie also offers a degree of privacy and independence to users as it is less intrusive than having people visit – for those with compromised immune systems it also has obvious benefits.

The technology is proving useful to those with dementia in early stages as it can prompt reminders and also give you access to the date and time as a default screen if you wish rather than a face.

Future Uses & Future Proofing

In future the 1st generation Genie is future proofed so that when the 2nd generation Genie is developed it will receive the update through the cloud and have the extra functionality.

Access to users online shopping accounts will be enabled in future (although no bank details are stored within this system itself for security) so people can shop for their groceries online on it too as long as they have an account set up with say Sainsbury’s or Tesco for example.

Other features of Genie in development include the ability to recognise teh sound of fire alarms and smoke alarms or the sound of breaking glass.

These are some tips for your to prepare your to dress your house for sale. This ensures you get the best price possible.

  1. De-clutter – clear out, sell, donate or simply store your pieces of furniture you don’t need. When staging a house you are simply trying to create an impression. You do not need all the furniture that you have to live within it. Ensure that you can enter the hall free of unnecessary furniture and accessories and create a feeling of calm as they enter.
  2. De-personalise your space – remove personal photos, antiques, collections and souvenirs. These items are most likely not going to enhance the appeal of your home to potential buyers. Think modern clean lines and you are on the right track.
  3. Deep clean -now you’ve moved all the items out that aren’t needed. These could be children’s toys, pet accessories, personal photos. Next you need to have a really good clean and ensure your property is sparkling. Don’t forget the windows inside and out!
  4. Fix anything which is broken and ensure all fittings such as lightbulbs are present and work. You may not notice the squeaking back door you’ve lived with for 5 years but your buyers will. Don’t let anything rattle, shake or appear broken – it sends out the wrong vibe!
  5. Bathrooms can usually benefit from a freshen up with new sealant and cleaning the grout between the tiles. Ensure there is no sign of mould anywhere.
  6. Clear up the garden, tidy, weed and mow the lawn if you have one at least. Make sure your property is tidy at both the back and front. Even if it’s a courtyard style area it needs to have kerb appeal!

Creating a space for your prospective buyers to actually feel there is plenty of room is as key as the furniture itself.

Should I Stage All Rooms of My Property For a Better Price?

“But I only want to stage 3-5 rooms as I don’t think I need to stage all the rooms?”

This is a common query owners often have – do I really need to stage all the rooms? You are worrying about expenditure, but it is always best to stage the whole property for best effect. You are selling a whole property, you wouldn’t decorate half of it and then stop would you? When you leave out rooms from staging you are effectively neglecting a space. This is then communicated to your potential buyers as “this wasn’t worth staging” or “this space isn’t valued by the owner”. This is not the message you want to convey. Even the smallest styling tricks can transform a space and make photos pop.

In the UK 33% of agents express that Home Staging raised offers from 11-15% in the Home Staging Association Report of November 2021 last year.

Now why would you want to lessen your chance of an uplift like that? Property staging adds value and it’s an investment so that is why you shouldn’t skimp on leaving out rooms. When we stage properties we price for the whole property as it just isn’t a professional approach to take to stage only part. Each and every space is valuable and you want to convey that in your presentation of your property.

As the UK holiday market is so hot since covid it means the competition for bookings has increased. If you want to gain a good ROI then you need to have great photos to attract high quality bookings.

Kitchens are a great place to invest your money. Think about perhaps knocking together rooms to create an open plan family style kitchen diner as these are desirable. Having an island with bar stools makes the room a more social space and ideal for entertaining with a dining area next to it. Also if you have room the addition of a sofa adds another great dimension to the family kitchen room.

Families that holiday may want to have a separate lounge and TV sometimes if kids want to watch their programmes and you want to watch Netflix!

Holiday Property Bathrooms

Look to make an en-suite bathroom for a master bedroom that is an asset. The addition of a second bedroom and en-suite is also a real boon. Space at a premium? Consider a Jack and Jill style bathroom. This is one that serves both as family bathroom and en-suite via two doors.

Holiday Property Outside Space

The garden is an area that is also used extensively in holiday lets. Think about having a large deck or patio area which is low maintenance and offers an “outside room”. Furnish the area with good quality table, chairs and parasol. A BBQ is desirable and if you have ample space consider an outdoor kitchen space. Self-catering is an option If you are staying in a holiday let.. The more stylish the offering to eat at the holiday home the more appealing it may be. Especially to epicurians.

Flooring

Choose hard flooring for the ground floor if you are allowing pets. You can always add rugs to create extra cosiness and for warmth underfoot. Timber style tiles such as the ones in the picture above are an excellent choice and can be used with underfloor heating. If using carpet choose a loop pile carpet which is hard wearing and more modern looking than cut piles. Cut piles tend to attract more dirt like a velvet does. Keep flooring in neutral tones.

Electrical

It’s best to re-wire older properties. Get the wiring checked by a qualified electrician. You can get a safety certificate which lasts 10 years. Old wiring can pose a fire risk as older properties were not designed for the loads we use today. Take advice from an electrician on whether you need to upgrade your motherboard.

Plumbing

As with electrics you’ll need to assess whether the heating system you have is adequate for your guests and the number of bathrooms you want to install. The last thing you want is a boiler that can’t keep up with the demand for hot water for your guests. Think about replacing any old fashioned radiators for heated towel rail styles in bathrooms. Make sure you get your Gas safe engineer out to get your boiler serviced and have a safety certificate ready before you enlist an agent. Having all your paperwork ready to go will ensure you get your first guests in all the more quickly.

Curtains or Blinds

When it comes to window treatments you must consider safety. Child safety is paramount in a holiday let. If you have new curtains or blinds your need to ensure they meet contract safety standards and are installed properly. If in doubt we can help by specifying and installing your window treatments are part of your project.

Choosing your paint colour first is a very bad idea.

It may seem like you’ve made a big decision in choosing your paint and you have – but not for the right reasons.

Why is it a Bad Idea To Choose it First?

This finish comes in almost infinite colours so in choosing a colour it seems like you’ve narrowed it down and covered you’re largest surface area. You have however when it comes to the rest of the scheme you are then much more restricted on your colour choices. You’ve now made your job a lot harder to put a whole scheme together successfully. Upholstery of furniture, fabric of blinds or curtains is very limited compared to paint. It’s these things the eye will focus on more in a room. By the time you’ve selected all your flooring, fabrics, accessories and lighting that all sing together you will probably want to change your paint scheme to something a little warmer or a little richer.

When to Pick Your Paint

Picking beautiful paint is one of your last tasks as a designer – it’s hard to get right for a whole host of other reasons too but that’s another subject.

Remember you can mix paint to any colour you need to bring your scheme together.

With home working a permanent feature of my guest bedroom / office (me) and kitchen-diner (hubby) I’ve recently decided to look at different modern sofabeds for our lounge . This means when lockdown is eased we can put up friends and family easily.

Looking at another modern sofabed for 2021 I found the Frieda sofabed from Love Your Home. This suits minimalist contemporary lounge and turns into a full size double bed.

Use Wooden Shoehorns

This technique is excellent for long term storage. The wooden shoehorns help maintain the shoe’s shape since you will not be wearing it for a long time. It is crucial to find the right size to avoid overstretching the shoe, leading to shoe damages.

Let the shoes open for at least a day before inserting the shoehorns. It is to ensure that any moisture trapped within the boot evaporates, leaving it dry.

Use Silica Packets

Silica packets are ideal for lightweight shoes (you sometimes find these inside the carboard shoe boxes when you buy them). Materials used to make summer shoes are fragile hence lack humidity tolerance. Inserting a silica packet into the shoe storage rack will help absorb humidity making the area dry.

Ensure That Shoes And Boots Are Clean And Dry Before Storing

Clean your shoes before storing them. Apply the recommended leather conditioner on the uppers and the soles of leather shoes and boots.

Stuff Shoes with Acid-Free Paper

Avoid using newspapers to stuff shoes stored for the long-term. Go for the acid-free paper since it is absorbent and helps maintain the shoes’ ideal moisture level and protect them from damage. Fill up the inside of the shoe with enough to soften the toe area and to avoid overstretching.

You can also purchase unbleached muslin cloth since it dries away the moisture and protects metallic buckles in shoes from scratches.

Use Clear Plastic Shoe Boxes for Storage

Store your shoes in clear plastic boxes to preserve them and easily identify them.

I’m all set to move into my new home deep in the Devon countryside next month. The best thing about my new house is the family room which will be in modern country luxe style. It’s a large open plan room which includes the kitchen, dining area overlooking the garden and sitting area.

We will need a new dining table for sure. Our old house in Cornwall was very scandi in style. With this house I am opting for a more understated modern luxe style. I’m looking to leading luxury furniture retailer Juliettes Interiors for luxury interior design inspiration for this room.

My new kitchen on the left is a shaker style kitchen in stone colour. It has white marble style quartz counters. Flooring is a wood style plank tile throughout. In future when I decorate I will use Dulux Colour of the Year 2021 in “Brave Ground”.

I’ll use curtains and roman blinds to soften the room and add more pattern and texture.

Luxe Furniture & Styling

The dining chairs and bar chairs from Juliettes are wonderful in mink velvet adding a rich sumptuous look. The modern style dining table features herringbone wood in a black oak giving the room a beautiful feature texture to this central piece. The legs pick up with the gold finish.

The current peninsula has a book case – I’m intending to change it to a breakfast bar where I can have 3 bar stools.

A beautiful hurricane candle holder on the mood board picks up a country twist to the whole room – it would look great on the centre of the table as we go into autumn and winter.

Glamorous Lighting

The lighting I’ve selected from Juliettes is drop glass feature lighting over the table and a very luxurious chandelier over the island where there is less natural light.

The Dream Bedroom

The new house

It’s June and this month I visited the new house to see how it’s looks. The builders Redrow have finished the outside structure and and roof and next it will be rendered. It has solar panels on the back of the roof and will have an electric carpoint on in the double garage.

So, we won’t be moving in to the house for some months yet. This is due to Coronavirus which is slowing down the whole process. However, this gives me extra time to plan and design the new house though!

My bedroom scheme

My bedroom is on my mind and as we can’t paint the walls for around a year (new builds have to dry out for a long time). This means I have to be creative with colour and texture to bring it to life!

So, I’m after some curtains with both texture and colour and found the Runway fabrics by Prestigious have the look I want.

Mattresses

I visited a bed showroom called Dreams today.

We need a new bed when we move. Because of this we would like to try something different out.

Sleepmatch the service by Dreams

“Sleepmatch” is the service from Dreams. It assesses you when you lie on their special bed. It recommends mattress types and brands for you. The screen above the bed then shows you a 3D model of your body. It brings up recommendations that suit you both.

Tempur are the leading brand of mattresses and were originally developed by NASA. They mold to the shape of your body and the material does not allow bacteria to form in it. We both preferred the Tempur Sensation as its mattress and it has a medium firm support ideal for both of us.

Bed and soft furnishings

We have agreed on a saffron colour velvet bed which I’m after in a superking size if possible! These dark bedside tables will really set it off. The artwork brings together the colours for the bed and and curtains. It creates a focal point.

The throw adds more texture to the bed. I’m not keen on really colourful patterned bedding. I much prefer crisp white bedding then adding coloured cushions and throws. With my cushions I love velvet cushions in lots of sizes! I’ll mix and match a few old ones and new ones in different sizes. These dark green ones from MADE.com look lovely with the teal piping.

Curtains will need to be textured and bring colour into the room. This Marilyn fabric from Prestigious Textiles in “Dragonfly” colourway looks interesting. This fabric range references catwalk tweeds and boucles.

I’ll order a sample and see how it looks. Always order samples as you can not tell from a computer screen what something looks like in real life.

I’m after a double pinch pleat heading for the curtains which will be full length to the floor for extra impact. A Berber style rug complements the scheme.

Are you excited for the shops to be opening after this long lockdown? My 2 daughters are but I don’t think they quite get that it won’t be like before.

3 Simple Products to Help Reduce Plastic at Home

Reducing plastic waste at home

As lockdown causes a frenzy of handwashing across the nation its led me to notice how often I’m throwing away single use plastic like handsoap containers. Handwashing has caused a lot of dry hands too so more handcream is definately needed to keep skin from becoming sore in this house!

I’ve been looking for products to help reduce plastic use at home easily and at reasonable cost.

One simple change is using a refillable handsoap container and buying refill soap.

But where do I get the refill from I hear you ask ?

I know I get it.

I’ve walked past plenty of fancy looking boutiques full of sustainable refill products that costs a small fortune so much so I don’t even want to go in.

Flexible ordering

Well guess what – you can order all the products I’m going to show you online in one place. And what’s more you can even set it to deliver routinely instead of one off, if you know you need more. So it takes away the stress of running out of anything. (loo roll anyone? eye roll)

This also means you can easily manage how long you use it for without a single note in your planner! How cool is that?

So here goes these are my tips on products to get started.

Reusable dispensers

  1. Reusable glass dispenser – this comes in either clear or amber glass (pictured). Use the Amber glass with products requiring UV protection such as haircair products or clear glass for general soap. Priced at £5.95 with generous 500ml (half a litre) capacity.

Plastic free food stoarge

2. Beeswax food wraps – such a pretty alternative to cling wrap or sandwich bags. Use these to either wrap sandwiches, wrap pieces of food such as cheese or cover dishes of food before popping into the fridge.

Food keeps fresher for longer with these wraps and this large pack is currently £30.

There are smaller packs if you prefer but do bear in mind delivery is free over £40.

Designing a Modern Kitchen

Designing a Modern Kitchen

Designing a modern family kitchen needs careful consideration. I’m moving to a new build house Redrow Heritage house in a few months time. One of the most exciting bits is picking the finishes for the new kitchen. It’s a large “family room” with open plan kitchen, dining area and sitting area at the other end to the kitchen. Here’s the breakdown of how I’m designing my modern family kitchen.

White Quartz Worktops in “White Arabesque”

Worktops

Worktops – these are going to be a white marble looking affair. I’m a little obsessed with all things white and marble looking down to the stationery in my life! These beautiful worktops are actually made from quartz. Quartz is an extremely durable surface. It’s harder than granite since granite is porous and therefore less hygienic. Of course hygiene is certainly at the forefront of everyone’s mind at the moment! The only thing you need to be careful of with quartz worktops is that they are not totally heat resistant – they can mark if you put a hot pan onto the surface directly. The colour of this quartz is “White Arabesque”. I’m using it for an upstand and for the backsplash to my hob too!

Cabinets

The cabinets we are going for are classic shaker style. These are perfect for our new Devon country home. The colour I’ve opted for is “Stone”. I’ll come back to that in a minute.

Flooring

For the floor I’ve picked a timber effect plank tile. This is to keep the room looking warm. The house is a brand new build which means that I’m not allowed to paint or decorate for around 18 months. It’s important to make it feel warm and welcoming. Using a warm timber colour gives it that warmth and texture for interest. Plus tiles are really easy to clean with children and a small dog in tow!

I’ll be adding an area rug to the sitting area to keep it feeling more cosy that end with two new small sofas a bookcase and cabinet that we’ll reuse for now.

So I have the tiled floor and my white “marble” worktops and the cabinets are “stone”. This taupe colour is to keep it from being too stark with white walls. Also the neutral colour of the cabinets mean I can change the colours of the soft furnishings and it’s still going to work.

Window treatments – there are two windows and a large patio door set in the middle where the dining area is. I’ll be installing roman blinds to the smaller windows and curtains to the main patio doors. The room will need softening with curtains. I’m planning on an elegant modern boho twist to our modern country kitchen style with lots of black and white tribal patterns inspired by our family travels to different parts of the globe!

I have my eye on some Clarke and Clarke fabric for some custom blinds and curtains! I’ll share that in another post with more details!

This is great as it’s a neutral colour and can be styled with with soft florals for a more feminine boho appeal. Try delicate stripes for a more pared down modern look.

Versailles Palace What Inspires You?

French style is always so inspirational isn’t it? With the Coronavirus set to limit flying my family is dreaming of escapes to Europe. However via car or boat or train rather than long haul!

Anyway it got me thinking about my school days as I  regularly travelled to France each year for family holidays. I started learning French at an after school club in Winchester where I lived.  When I was just 9 had the opportunity to visit the Palace of Versailles in Versailles near Paris on a French Exchange. This beautiful building really inspired me to want to create luxury interiors. It made such a huge impression on me.

Age just 15 I took work experience in a soft furnishings store and they offered me a Saturday job tidying up the wallpaper and fabric books.  I helped make up curtains and blinds (mostly Austrian back then!) in the workroom. 

With a passion for textiles I love putting together schemes with lots of textures and patterns to give a luxurious feel to a room.  I believe this is one of the easiest changes to make to a room to add glamour and drama and a feeling of quality.  By using carefully selected new window treatments, dressing the bed and refreshing upholstery you can really transform a room even with existing furniture in some cases.

If you want to inject some glamour to your scheme then take a queue from Versailles with it’s rich indulgent decorations.

Do you own a hotel or holiday home that needs to increase its revenue? Need to recover from the lockdown?

Expectations grow as the years go by and the Covid19 pandemic brings new challenges. Designers can support this by introducing extra solid surfaces and fabrics for windows with impregnated anti-microbial properties. Attention needs to be paid to how easy everything is to clean now and having a refresh of key areas such as headboards and curtains or drapes that people touch will be significant.

By carrying out a light refurbishment you can increase your booking rates both in frequency and in the rates you charge as your new interiors entice more holiday goers.  You should also think about offsetting the costs against your tax bill to make it cost effective, ask your accountant for details.

New Decade New House!

This month has flown by and a lot has happened since my last post in September.

I’ve been working on a project in Portugal for design of some bathrooms in a holiday villa. It finishes soon and I’m very excited to be able to reveal some photos of in future.

I’m also planning a big move soon and have been house hunting – one of my favourite things looking at showhouses. We’ve sold our house and now plan to move to somewhere close to Exeter in Devon still.

The house we have our eye on is a new build Redrow house. Having lived in a new build before it’s interesting to compare the process with our previous experience of buying a CG Fry house in Cornwall on the Duchy of Cornwall estate in Tregunnel Hill. CG Fry built the original Duchy Estate at Poundbury near Dorchester – something we studied in my interior design degree as an example of sustainable housing in the post-modern style by Prince Charles’ architect Leon Cryer. The same post-modern apporach was used by Leon Cryer whom developed a pattern book for the Newquay site. Today they continue to build further “Duchy” houses at the Nansledan estate in Newquay.

Redrow are a large housebuilder and have a very neat system with an online portal where all your plot’s information is stored. It is also where you can reserve, stores the documents and shows the build progress.

This is very convenient to be able to access when you want to check something out!

One advantage of Redrow is the style of their “Heritage” range of houses. I find this very appealing being in the Arts and Crafts style. The exterior of the houses looks very good quality and has a classic feel.

Creativity is something I cherish and I really resonated with a video I found of Dr Michael Beckwith of Agape International Spiritual Centre in California in LA.

I find this really exciting for two reasons firstly as I relate to the value put on creative energy and holding  a vision for the future, but also because I am going to be flying to LA really soon so may even have a chance to visit the Agape Centre! In fact I love California so much it is part of my vision for the future – somewhere I see myself living.

Last week I met with a lady called Cara Wilde to discuss Sacred Geometry. Cara is a Channel and works with energy in many different ways such as Reiki and EFT as well as channelling her guides.

We are both interested in Sacred Geometry and how it may help people at an energetic level. Sacred Geometry is a huge subject one that has always fascinated me.  It’s principles are derived from numbers which man has related time and space to based on our relationship to the natural world, to the sun, moon, stars, planets and earth around us.  In fact the Imperial system of measurement used in the US today and formerly used in the UK has direct connections with these relationships.  Changing to the metric system losing feet and inches and using metres centimetres and  has lost that Sacred connection to the Universe. However we still largely use miles instead of kilometres curiously!

The term “Boutique Hotel” was termed in the 1980’s and referred to independent hotels with aspirational design and excellent service.  It was largely a reaction to the chain hotels and the lack of sense of place that was felt these hotels offered, ie you could enter a X hotel somewhere in the world and not really know whereabouts you were until you were without setting foot outside! Of course these days the chain hotels have largely upped their game and style, individuality and sense of place have become a discerning factor for many travellers who hanker after “authenticity” as part of their cultural experience when holiday making.

Designing Your Hotel

So what can you do if you are a small hotel or guest house to increase your desirability and increase those all important bookings. The boutique hotel trend offers those even with the smallest of spaces, small numbers of rooms a chance to excel with a bit of design know how. The first things to consider in my opinion are your existing brand, location and your building.  To create a sense of authenticity your interior should fit with all these aspects. Of course if your brand is something you feel is out of date or incongruent with your location and building then this could be changed along with your refurbishment. For example if you have bought a Cornish coastal hotel and it had a family name in the hotel title which associated with the  old owners, it would no longer be relevant and it would be ideal to change it to something which lets people recognize it as a coastal hotel in Newquay such as “Towan Beach Hotel”. When we hear something as simple as this our mind begins to create a sense of place.  Tap into that and develop it, its your story and your hotel is unique, that is what people will buy into.

 

So let’s say we are trying to create a boutique hotel with a contemporary coastal theme on a budget. A good place to start is by simply changing the window treatments (this is your curtains or blinds).  You can keep walls largely neutral and add accents of colours using cushions and runners on the beds.  You may want to have a feature wall behind the bedhead. Try and avoid putting beds below windows but on the wall which your focus is naturally drawn to when you enter the room. If you have a particularly wonderful window and view it would be nice to be able to place the bed so that you can see this window opposite it for example. Try and work your design around the best points of your room’s architecture. If you have fantastic ceilings then keep other elements simple and perhaps pick out the ceiling in two shades of white for example. A simple way to create a feature wall is to use a paint colour on one wall which picks up on your main fabrics in the room. Blues work particularly well with yellow or orange for a contemporary look.  If you want a more traditional look think of the blue and white florals which are reminiscent of pottery, these can look really fresh and work well with either white painted furniture for a slightly shabby chic effect or dark timber furniture for a very classic traditional look. Keep flooring simple, a plain neutral carpet in a mid tone or timber flooring is good particularly if you have original floorboards that can be sanded back and waxed. Patterned carpets are to be avoided as these are dated. If timber flooring is not in such good condition consider making good and painting it in an off white or neutral colour such as a Farrow and Ball Mouses Back or String. Good quality plain white bedding can be used – I much prefer to see plain bedding that is lifted by a small patterned runner in a more delicate fabric with some cushions in complementary fabrics.  Try to give each room a different scheme and its own accent fabric. Pe0ple love individuality and you can give rooms much more personality in this way.  There should be common elements to the rooms so maybe you pick different fabrics from the same range for example a large floral master room, a small ditsy floral single room, a stripe for the twin or family room.

Artwork and Scale

Pay attention to the scale of your room, if you have very high ceilings and a large room then small pieces of artwork placed either side of a small window will not look right. You would be better to cluster a few smaller pieces to give it more impact and “match” the scale of your large window and room.  Alternatively find larger pieces of art. If you only have two or three similar sized small pieces of similar size then set them in matching frames and group them vertically for example. I’m putting an online course together for hotel owners that perhaps couldn’t justify working with a designer 1:1.

Luxury Window Treatments for Hotels or Holiday Homes

When choosing fabrics for your hotel or holiday home curtains or blinds it is really important to understand the performance requirements with regards to fire ratings before you start. There is no blanket rule such as all holiday homes have to be FR inherent as each location has unique requirements. The onus is on the business owner or the legally designated “responsible person” to ensure that the correct fabric is used, so you do this through carrying out your own Risk Assessment (and indeed all other fabrics such as upholstery and bedding). It is best to seek the advice of your local Fire Officer trained to know this complicated and technical information, they will be happy to advise you for free. They will advise not only on soft furnishings but on all aspects of fire safety such as keys, smoke alarms, furniture. They are able to visit your hotel or holiday home and offer their judgement of what is needed for each particular area. For example there may be different requirements dependent on the volume of visitors, size of the building and other factors. They can guide you if you need to use a Fire Resistant fabric or not. Then there are two types of fire resistant fabrics – those which are inherently FR by their nature not flammable such as Trevira and those which need to be treated to become FR. Be aware that FR treatment adds to lead times and also washes out gradually so your curtains may need treating again in future. Also be aware that not all fabrics are FR treatable so you or your designer need to check this when specifying too. If you need an easily washed fabric that is machine wash you will also have to consider this. Having more restrictions on being FR inherent and washable will reduce your options on fabric designs and colours.

Relaxing in Your Room

Whether it is coming home after a full day of hard work or finally relaxing after a day of looking after the

kids, the opportunity to sit down and relax at home is certainly one to look forward to. Creating a relaxing

atmosphere in the living room or bedroom can be accomplished in a variety of ways; through lighting,

through colour and texture, through fabrics and accessories, and by bringing the outdoors inside.

Lighting

Soft lighting options are the first step in creating a calming and relaxing retreat in the living room or

bedroom. Low level lighting using lamps or ambient mood lighting are excellent choices for these rooms,

offering ambient lighting for the entire room without being overwhelming. The addition of a dimmer switch

will make the lighting even more flexible.

Natural sunlight is an important consideration as well, as it lifts a person’s spirits and improves their

overall feeling of well-being. Even when clouds hide the sun, the brightness of natural daylight should be

taken advantage of, so remember to raise blinds and pull back curtains to allow the light in.

Candles instantly evoke an atmosphere of calm, come in many varieties and should be embraced in all

their forms, from tapers to tea lights. White candles are always a reliable choice, but careful selection and

use of scented candles can also create the ideal atmosphere. Aromatherapy candles made with essential

oils will create the best quality and longest-lasting fragrance. Floral scents, such as rose, jasmine and, of

course, lavender, will create an aura of peace and tranquillity in a room within minutes.

Colour and texture

The choice of colour for a room is always up to a person’s individual taste, but paint colours are more

likely to create a calming effect if they are lighter, more soothing hues. Light-toned neutrals and soft

shades of green, blue and grey add quiet colour to a room. White is considered by some designers as the

most soothing choice; touches of warmer colours, such as pale yellow or gold, may be added to keep the

room from looking too monochromatic and warm it up.

Using white or light-toned neutrals as the primary colours in a room requires the addition of texture to

keep it from being too sterile. Textured wall treatments, such as Venetian plaster, or painting techniques

that add dimension will break-up the effect of a flat-white wall.

Fabrics and accessories

Fabrics are another key element when creating a relaxing air in a living room or bedroom. Soft fabrics that

hang and drape easily are ideal for window coverings and slipcovers. Pillows in a range of shapes, sizes

and fabrics offer flexibility as well as comfort; they can be easily changed and moved around, enlivening

the room without losing the air of relaxation.

Plants and other natural touches

Though live flowers and plants will require regular attention and care, the addition of heartier plants such

as ferns can add a welcome touch of the outdoors to the room. Topiaries and vases of fresh flowers

are both lovely ways to add a natural touch to any room. Sculptures in natural materials such as wood,

granite or marble can be the perfect way to complete the look of your relaxing room.

Create Your Own Home Spa

What needs to be considered when you create your own spa?

First you need to think about what space you have and what will realistically fit.  If space is not an issue then a pool is a must! As well as a lap pool you may want to consider your heat experiences. These can be quite space hungry when it comes to provision of plant for your steam room for example or for a vitality pool with water features and jets which need pumps and filters and so on.

Next you probably want to think about your whole spa journey so that means somewhere for you to change and shower, access to your heat treatments, your treatment room and finally your relaxation area.

Lighting is key to setting the mood in each area and is something your designer will want to consider with you when creating  your spa ambience.

Your designer can guide you through the plumbing, drainage and electrical needs for each area.

Also you should ensure provision for adequate storage of towels and products. Your spa treatment room will also need to house any equipment your spa therapist will be using regularly. A basin is needed by your therapist as well as the specialist treatment couch.  If you want to be able to have full body wraps and treatments such as this you may want to think about having a shower located within your treatment room too.

For manicures a desk height table and comfortable seating will be needed and for pedicures you will need to be seated comfortably so that your therapist is also comfortable working on your feet, possibly on a stool. A stylish raised chair on a platform is one way to achieve this which is much prettier than standard solutions on the market from spa retailers.

Your spa designer can guide you through the intricacies of designing a home spa that fulfils you personal needs, and is not only aesthetically appealing but is modelled to run smoothly to ensure your spa experience is first class!

Feng Shui & Bali Here I Come!

Woo hoo I’m all excited not just because I have an awesome summer holiday in Bali to look forward to but my spiritual path seems to be opening up right now just as the Age of Aquarius dawns : )

Yes I have so much to tell you at the moment. I’m being coached over the internet via Skype or web by the amazing Kristin Sweetly Morelli who is a US based entrepreneur. It’s an 8 day immersion course and I am on day 6 of learning how to work with my energy. Already the difference in my approach is effective and has really brought about a boost in my creativity. Not only that I feel that all my passions in life are finally linking together in a holistic way that serves me practically too. Astrology, Feng Shui, Yoga, Surfing and Social Media & Health Food are all passions of mine along with Interior Design. For the last couple of months I’ve been doing some soul searching and had my husband and my birth charts above my desk for me get a deeper understanding of both of us (we happen to have the same birthday, both Sagittarius only I’m a year older!!). There are huge things going on Astrologically at the moment – today is a full moon in Aquarius. If you want to know more about this I recommend American Astrologer Kelley Rosano’s blog and YouTube channel. My interest in Feng Shui has led me to Google about space clearing and low and behold the world leader in Space Clearing (one art of the Chinese practise of Feng Shui) lives in the UK! She is called Karen Kingston and she spent 20 years living in Bali where the practise of Feng Shui is ingrained in their culture!

I can’t wait to go to Bali and find out first hand all about Feng Shui and energy in space. One of my goals is to de-clutter my house and get it flowing with good energy (chi) and I’ve realised from the coaching course I’m on, I am not alone. It’s one of the things that people seem to struggle with most. This is what I’m going to concentrate on – helping as many people as I can as quickly as I can be the best they can be in their homes by de-cluttering and designing their dream homes.
